A walkable community development project situated on 50 acres of land along the Gulf of Mexico.

 “Introducing Sunflower Beach, the latest carefully crafted New Urban beachfront community. From the first-of-its-kind modern beach homes to playful parks and an array of amenities to suit all tastes, Sunflower Beach brings simple modern luxury to the Texas coast.”

Summary of Work

    • Managed Sunflower Beach Resort & Residences development project from early concept through the build-out phase across the sales, architectural, and design teams, leading all contractors and third-party vendors.

    • Defined the development property’s target demographic, value propositions, brand guidelines, and crafted a full service marketing budget, analysis, and sales strategy to secure loyalty with Sunflower Beach’s brand versus neighboring competitors.

    • Crafted an extensive brand marketing campaign that began with a discovery phase, buyer personas, and voice/tone guidelines. On-brand visuals and messaging with call-to-actions were used to invite potential buyers into the warm feeling of family connection on the beach to presell coastal properties before breaking ground in construction. Properties ranged in price from $500K - $1M+.

    • Marketing deliverables included an initial teaser promo website design, 3D renders, print advertisements, promotional collateral pocket-folder package with business cards, floor plans, brochures, and pricing sheets. Art direction for lifestyle photography, a full website design, billboard signage, location-targeted mobile banner advertisements, automated emails, web banner advertisements, Google Adwords, Facebook ads with call-to-actions, on-brand merchandise, and much more.

    • Oversaw the creation of a built sales center and used a customer-journey approach to sales floor planning, created outdoor signage, planned interior merchandising, and designed/staged the showroom installation. Through careful curation, the essence of the community was non-verbally communicated as potential buyers moved through the space taking in the Sunflower Beach brand and lifestyle. Prospects could learn about the history of the town while gazing at beach scene murals/wall coverings, custom art, a 3D built architectural model, surfboards, and local photography on display.

Location-targeted mobile banner advertisements, web banner advertisements, e-blasts, Facebook ads, billboards, construction signage (including property signs and wind screen designs), business cards, notecards, website design + Google AdWords, vinyl wall graphics, water bottle design, pens, beach bags, and more. 

 


On-Site Sales Space

Christina art directed a property sales gallery experience for real estate brokers to more seamlessly close deals with people interested in homes within the walkable community.
